High-Quality Real Estate

Assets located in supply-constrained, liquid markets with durable, recurring demand, where meaningful capital has already been invested in the properties or where development has been recently completed or is nearing completion.

Opportunity Set

Opportunities arise from complexity, distress, dislocation, value-add potential, regulatory or policy uncertainty, and inefficient or fragmented capital structures.

Investment Approach

The firm leverages its integrated legal, credit, and real estate expertise to structure debt and equity investments with multiple exit paths, emphasizing asymmetric return profiles while prioritizing downside protection.

Opportunity Set

  • Acquire high-quality assets with temporary vacancy, leasing or operational upside, or opportunities for incremental capital investment, change of use, regulatory change, or repositioning.

  • Acquire fee simple ownership or controlling interests at an attractive basis due to borrower stress or inefficient capital structures, where management and decision-making control can be assumed and a turnaround or recapitalization strategy executed.

  • Originate senior loans, B-notes, mezzanine debt, or preferred equity to refinance existing obligations or recapitalize over-levered assets.

  • Acquire sub-performing or non-performing loans and implement restructurings that may include term extensions, borrower paydowns, or fee generation. Assume existing loans and operate the underlying assets as sponsor, or recapitalize LP or GP interests to realign incentives and improve outcomes.

  • Invest in transactions involving structural, legal, or situational complexity, including tax considerations, litigation, ground lease structures, alternative real estate uses, short-duration lease profiles, mixed-use assets, and assets impacted by market or regulatory dislocations where long-term fundamentals remain intact.
